Home Buyer's Cash Rebate & Buyer's Representation Form
Use RILY Texas Real Estate Group as your Buyer's Representative to purchase a home and receive a Rebate at closing in the form of CASH or towards your Closing Costs.
How it Works
When a NEW or an Existing home is sold, the Representative/Realtor who represents the buyer is entitled to earn a commission from the sale of the home. This payment happens in the background and is usually a "standard payoff" in any real estate transaction, and you guessed it right, this is the their money to keep and most don't share this incentive with their clients. Other agents have access to the same homes, inventory, and the same deals...PERIOD, but they don’t offer REBATES.
If you work with RILY Texas Real Estate Group when you buy your next home, you will get a Home Buyer's Cash Rebate of 3% of your down payment just as a "Thank You" gesture from RILY Texas Real Estate Group. This is literally the money no other Representative/Realtor will part with. As this rebate comes from the Buyers Representative Commission, it does not interfere in any way with any incentives the seller is offering the buyer. It is simply money that would stay in the seller's pocket if you weren't using a Representative/Realtor.
RILY Texas Real Estate Group Home Buyer's Rebate Program applies to ANY listed home at RILYGroup.com website.
How The Home Buyer's Cash Rebate Plan Works
We will send you homes for sale as they come on the market. You choose which houses you want to see. When you help us cull through the listings and you close on a house, we will pay you a Home Buyer's Cash Rebate of 3% of your Down Payment. With our Home Buyer's Rebate Plan the higher the down payment the higher the rebate. We'll pay you up to $1,000 at closing. The Down Payment paid to the seller must be 5% or higher. If it is less than 5%, we pay $150.00 Home Buyer's Cash Rebate. 95% of the time, the down payment is 5%. Home Buyer's Cash Rebates can be applied to your closing costs or we will cut a check to you within 10 business days of closing.
We also ask that you complete a brief 5-question survey after closing that will include a testimonial.
In Additional Information Box below, please type the following; "Please add me to your Preferred Buyers List so I can take advantage of your Home Buyer's Cash Rebate Plan. I have $_______________ as a down payment."
Please note that the Home Buyer's Cash Rebate Plan does not apply to rentals, leases or lease purchases.
You must be in a signed agreement with RILY Texas Real Estate Group before you tell an agent/investor that we represent you. If you visit a home without us and are not clear to the listing agent that we are your Representative BEFORE you go inside, they will not allow you to have representation that is paid by the seller. Please consult us on how to see homes without us.
The services that you will receive through our Home Buyer's Cash Rebate Plan are identical to or better than those of our competitors, even those who provide no rebate at all.
- We will provide you with a superior level of customer service.
- We will provide you with an email report of active listings, based upon your criteria.
- You select the properties that you would like to see and we will schedule an appointment for you.
- We will accompany you on all property showings.
- Once you're ready to make an offer, we will help you determine the initial offering price.
- We will act as your representative with seller during negotiations.
- We will prepare a purchase agreement with agreed-upon price, and terms that are most favorable to you.
- We will prepare you for and act as your closing representative - we track all details of closing process and take you through the process step-by-step.
- RILY Texas Real Estate Group Rebates are paid within ten (10) days after we receive our commission

Terms & Conditions for Home Buyer's Cash Rebate Plan at Closing Offer:
1. Offer applies only to buyers who have signed a buyer/representative agreement and are exclusively represented by RILY Texas Real Estate Group.
2. Offer applies only to new clients and rebates will only be offered in conjunction with an exclusive buyer representation agreement good for a duration of 180 days.
3. This offer is good for one purchase by an individual only. This offer does not apply to any Realtor licensee.
4. We have the right to cancel or change the terms of this offer at any time.
